Master-Planned Community: The Brooks

Master-Planned Community: The Brooks

The Brooks in Bonita Springs, Florida, has the distinction of being the fastest-selling community in Southwest Florida history. A focal point of the community is Town Center, designed to centralize cultural, educational, recreational, civic and community services and activities for all residents. The Brooks includes recreational facilities, golf courses, lakes, conservation areas and open space. Residents enjoy a variety of residential options in four gated communities. Shadow Wood is a traditional country-club community with championship golf, a tennis complex and two clubhouses, including a 30,000-square-foot main clubhouse. Spring Run is a golf-inclusive community that sold out two years ahead of projections. The third is Lighthouse Bay, a 100-percent waterfront, resort-lifestyle community by Wallace Homes. The Harbour Club & Spa offers a clubhouse, health club, arts and learning center, swimming atrium, boathouse, freshwater beach and tennis club. The fourth is Copperleaf, The Brooks’ second golf-inclusive community by Pulte Homes. It features a 13,500-square-foot clubhouse, golf and tennis, a private pool and Jacuzzi.

The Shadow Wood Country Club was sold to its members in 2010 and the Shadow Wood Master Homeowner Association was turned over to the residents in 2006.

The Spring Run Golf Club Community Association was turned over over to the residents in 2001.

The Copperleaf Golf Club Community Association was turned over to the residents in 2002.
