Sweetwater Landing -SOLD

Sweetwater Landing is a full-service marina, open to the public, on an appealing 11-acre sweep along the Caloosahatchee River at mile marker 126. Connected to the Intracoastal Waterway, boaters have access to both the Gulf of Mexico and the Atlantic Ocean. The marina can accommodate 70 wet slips for boats 60 feet or less in length and dry storage for 65 boats up to 30 feet in length. Sweetwater Landing is vested for future plans to accommodate a total of 245 boats in dry storage. Transients up to 100 feet are welcome. Boat slips are equipped with electricity, water and pump out facilities. Gasoline, diesel fuel, boat wash/wax and detail, and other services are available. A full-service ship’s store stocks all the supplies needed for an enjoyable day on the water.


State Road 31, ¾ mile north of State Road 80 on the Caloosahatchee River. The marina has enormous potential due to its location in a high growth corridor just three miles from Interstate 75 in East Fort Myers. It is two miles south of the Babcock Ranch.

Adjacent Properties:

The property is bordered on the west and south by agricultural zoning and single-family uses, on the north by the Caloosahatchee River and on the east by State Road 31. Further east is multifamily zoning with mostly vacant or single-family uses.

Zoning and Comprehensive Plan:

CPD, Industrial Marine and Marine Commercial and vests the project for a mix of marina related uses, including up to 105 wet slips, 245 dry slips, boat ramp, rental, maintenance and repair facilities, a fueling facility, a 14,900 square foot restaurant with Liquor Consumption On Premises allowed and outdoor seating, a 1,400 SF office and nine motel rooms. These zoned uses are consistent with the “Suburban” designation of the Future Land Use Map.

Environmental Permitting:

Permits are in place for the current operation.

Environmental Audit:

There are no known environmental impediments to the use or redevelopment of the property as currently zoned. One portion of the site was identified as having buried debris from past marina operations. There are no hazardous waste issues associated with this debris, but it will require specialized soil preparation and/or construction techniques for the proposed boat barn.


The project is currently served by Lee County Utilities; both water and sewer are in use.

Transportation Issues:

SR 31 currently has capacity to absorb traffic generated by the allowed uses on this property.
